Full Management

To complement our Letting and Rent Collection Service, we provide our Management Service on the terms below:-

Payment of Outgoings

We will pay on your behalf outgoings relating to your property such as ground rent, insurance premiums and any service charge or maintenance etc, upon receipt of an invoice. This is subject to us holding sufficient money in your account.

Repairs and Maintenance

We will be responsible for the day-to-day management of your property and if necessary we will arrange for essential works to be carried out up to £150.00 without the Landlords approval. If the cost exceeds £400.00 we charge a fee of 10%+VAT of the total cost of the works. In the case of an out of hour’s emergency we will instruct a contractor to carry out necessary works on the understanding their invoice will be at a higher rate.

Property Visits

We will arrange to visit the property approximately every three months and account to you by way of a letter advising you of the condition, plus any repairs that may be necessary.

Extending the Tenancy

We will negotiate an extension at the end of the first six months and a rent increase (after twelve months).

End of the Tenancy

We will attend a check out on your behalf and organise any cleaning or necessary repairs.

Please Remember – Dack Property Management Company Limited will hold the Tenants deposit as stakeholder in an insurance backed scheme.
