Accounts & Finance
Our client account is run in strict accordance with the RICS regulations offering the highest level of protection of their funds to clients. We use a specialist property management software programme provided by Multi User Systems.
Each year, we will provide a draft budget of anticipated expenditure for your approval and circulate to lessees for their consideration. Service Charge funds will then be collected on behalf of the Management Company and held in an interest-bearing ‘Client Account’.
We will provide year end account details which can be forwarded on to your accountants for auditing where necessary. Alternatively we can arrange for your accounts to be certified by a chartered accountant and circulated to lessees for their information.
Repairs & Maintenance
At regular intervals, we will inspect your buildings and surrounding grounds to monitor the regular maintenance, repairs and improvements required to the property.
We can produce a maintenance programme for your property, including major works required in accordance with terms of the lease, and arrange for the works to be undertaken.
Dack Property Management will provide details to solicitors acting for vendors or purchasers and information to the Company Secretary to assist with the upkeep of Company records.
Leaseholders and others will be kept informed of all matters affecting their property and consulted fully in accordance with section 20 of the Commonhold & Leasehold reform Act
Administration in General
We will deal with all correspondence relating to your property and deal with all enquiries received requesting management information.
Service contracts and insurance arrangements will be overseen and reviewed regularly and when instructed, Dack Property Management will be happy to obtain alternative quotations. We will also handle any insurance claims that may arise.
Should problems of any nature occur, we will be available to receive representations from Residents and any action taken will be reported to the Company, or as instructed.
